The Association of British Insurers (ABI) recently warned that it’s latest Property Insurance Tracker show home insurers paid out £72 million for domestic subsidence claims during the second quarter of 2026, with the average subsidence claim reaching a record £20,000.

The average payout is more than £2,000 higher than in the same period last year, highlighting both the growing cost of subsidence and the vital protection insurance provides for homeowners.

The figures follow the warmest spring on record in England and Wales, and the third warmest across the UK, with prolonged dry weather increasing the risk of ground movement and damage to properties.

Advice for homeowners

Subsidence occurs when the ground beneath a property sinks, causing the building’s foundations to move. It is most commonly caused by soil losing moisture and shrinking, often during prolonged dry weather. Trees and large shrubs can also contribute by drawing water from the ground.

Homeowners concerned about subsidence should be aware of several warning signs:

  • Subsidence-related cracks often appear suddenly, rather than developing gradually through normal wear and tear.
  • Keep an eye out for cracks that are wider than 3mm – about the thickness of a £1 coin – as these may need further investigation.
  • Be particularly aware of diagonal cracks, especially if they are wider at the top than at the bottom.
  • Check whether cracks appear both inside and outside your home, as this can be a sign of a more serious issue.
  • Watch for doors and windows that suddenly become difficult to open or close.
  • Look out for wallpaper that starts to wrinkle, ripple or tear without an obvious cause.
